Digital media is the way forward for realtors, say experts


Shashi Tripathi, Head of New Business Sales, Google India and GroupM’s Trishul Bhumkar, Head of the West Region, Motivator consider digital media to be a strong growth booster for the real estate sector. Both industry experts say that using the internet will be a cost-effective option for real estate developers.

Tripathi and Bhumkar were sharing their views at the knowledge seminar with the theme ‘Real Estate in a Digitised World’, organised by the International Advertising Association (India Chapter) in Nashik recently.

The seminar was sponsored by Marathi daily Deshdoot and the Nashik wing of the Confederation of Real Estate Developers Association of India (CREDAI). 

Delivering the inaugural address, Ramesh Narayan, veteran advertising professional and IAA India managing committee member, stressed on the importance of digital media in today’s global market and explained IAA’s focus not just on “good” initiatives, but also on bringing quality programmes to smaller cities across India.

Awareness to sale in one go: Bhumkar
In his address, Bhumkar explained the work profile of GroupM in India and its contribution in Indian market today. While making the realtors aware of the power of advertising, he brought it to their notice that sale of the product, consideration of the product by customers, and awareness about it among customers are the three factors which play a key role in growth of any business. “Digital media is the only media in which all three can be achieved simultaneously,” Bhumkar maintained.

He added that among the urban population of 34 crore in India, 14 crore people use the internet today not only through computers, but also via mobile phones today. With this backdrop, real estate developers should make their property advertisements digitised to reach maximum number of customers, he said.

Bhumkar further informed that more than 15,000 users search for properties in Nashik online every month. It means that if realtors from Nashik make information about their projects more accessible through internet, they can get better response and grow their business with greater speed, he added.

Reflecting Bhumkar’s sentiments, Tripathi evaluated the overall possible outputs that real estate developers can achieve in the next few years if they follow this path of the ‘Digitised World.’ He noted that the real estate market in India will double by 2017.

Digital media is the most cost-effective media and its striking USP is that the benefits are easily and clearly measurable, he reiterated. He revealed that there are more than 235 million users of internet in India today. This figure can rise up to 350 million by the next year. And these are mostly English knowing users.

With Indian languages gaining ground on the internet, there will lead to an explosion in the internet population. Thus, internet can be considered as the best medium to reach the maximum number of people today.

Tripathi explained how using the internet would be a cost-effective option for real estate developers. He informed that 89 per cent of all real estate business in the country today happens online. One in two people look for properties online, while one in four research these online.

Whether you’re a new real estate agent or one with many years of experience, you shouldn’t stand idle just waiting for business. Though real estate is, first and foremost, about assisting home buyers and sellers with an enormously important transaction, agents are still business people. We should always be thinking of activities and strategies to generate more leads.

Never avoid a client. Remember, the customer is always first. Keep yourself in check and always stay calm, no matter how stressful the situation. Do the right thing and give good service and the referrals will come.

Write a regular email newsletter

The more your clients and sphere of influence see your name, the more likely they will think of you when they hear that a friend, family member or colleague needs assistance. An email newsletter can be forwarded (to a potential client) very easily so consider what kind of content you want to include. It should be valuable, local and informative. Your clients want to hear about your town, their neighborhood and your expertise. Consider sending a newsletter every 4–6 weeks with at least four articles per newsletter. Put it on the calendar as a recurring item. Use a template each time for consistency. One article can showcase a new listing. One can be a personal story about a challenge you or your client recently overcame. Another can simply highlight recent statistics and another can be a feature about homeownership or household tips. As you search the Web or Facebook, save articles that you find informative and use them for the next newsletter. Never brag or send out information that the reader won’t find useful. As tempting as it may be, if the tone is off just once, your newsletter might not get opened next time.

Follow up on every email and phone call

When you have a listing, you get lots of emails and calls from potential buyers (and sellers). Someone who takes the time to reach out to an agent must be somewhat real estate aware. Consider them a potential client, whether in three weeks or three years. Besides answering specific questions about your listing, provide market data and ask probing questions about their situation or what they are looking for. Try to engage the potential client while conversing with them via email or on the phone. If you can provide value in three sentences or three minutes, they will appreciate it. Ask your client’s permission to follow up with sale information once the escrow closes, and ask if they want to be included in your regular market update newsletter. Most agents think that these leads aren’t really great leads if there isn’t an immediate sale. Think long-term. A simple email or quick call could result in a sale in 12 months.

Make the most of every open house

There isn’t a better place for qualified leads than a three-hour window on Sunday. Though there are definitely “looky loo” types from time to time, few people waste their precious weekend walking through open houses. Engage people who come in. But don’t attack them like a piranha. Know up front that people are hesitant to engage with an agent because they fear the piranha. Say hello to everyone who enters and don’t immediately push the home. Hand them the property flyer and let them know that you are there to answer questions. If you sense someone doesn’t want to engage, don’t push it. If it seems appropriate however, ask some open-ended questions and try to uncover, in a brief moment, who they are and what they are doing there. Have knowledge of nearby comps and be ready to talk market data. You have a brief moment (likely 15–30 seconds) to prove you are valuable and to build some trust. Never make someone sign in but always have a signup sheet nearby for them to provide their contact information. Follow up immediately after the open house, while real estate is front and center in their mind.

Get leads via social media

Let’s face it; everyone is on Facebook these days. It’s so easy to share content, like a post or a photo or to quickly comment. Like a regular email newsletter, sharing real estate listings or blog postings on a platform like Facebook can instantly get your message out to hundreds of friends, followers and future clients. Be very mindful of what you post and when you post it. If you post too much, your posts won’t be taken very seriously. The less is more or quality over quantity approach works best here. If you provide good, local and valuable content, people will appreciate it and they will share it. Don’t be afraid to ask for the referral. Provide your friends some sort of incentive for referring you business and be sure to thank people immediately for a referral. Finally, make sure to follow up on any comments right away.
A good real estate agent will always have three to four regular means to produce leads. Try different approaches and see what is best for you. Not great at open houses but you love to write?  Definitely do a newsletter. Are you more of a people person than a blogging or social media type?  Work closely at follow up and customer service. There is not a “one size fits all” approach to getting leads in real estate. Do what you are comfortable with but know that the ultimate goal is for regular referrals from friends, family, co-workers and, most importantly, past clients.

Here, Narendra Modi was already a known factor, but the way he repackaged himself and sold himself to the masses in a brand new package which promised them "better days ahead". Considering the way things have been over the last 10 years, who wouldn't buy that line?

This election wasn't fought on the grounds, but on the social media. With a three-month course in PR and image management backed by experts from a PR agency, Modi created some of the most resounding punchlines to back his campaign. Punchlines such as "Janta maaf nahi karegi" and "Ab ki baar Modi sarkaar" caught the imagination of the voters. The two slogans had two different targets. The first slogan was aimed at the oppressed common man who was finding it difficult to make both ends meet with the ever-rising inflation. The second was aimed at the younger generation, a generation of nearly 10 million first-time voters who had got tired of hearing about scams, scandals and what not.

There's nothing like a missed opportunity. Either you get the opportunity and dance on it, or you lose it forever. With the Congress lackadaisical governance at the Centre, Modi saw the opportunity coming his way a long time back and he made the required preparations for it. Senior citizens: An emerging real estate market for developers



MUMBAI: Senior citizens are emerging as a new customer segment for property developers as well as other allied services providers for creating a proper assisted living environment for them, say realty experts.

As the number of the elderly population is expected to grow to 173 million by 2025, senior citizens are now being looked at as a potential real estate market, according to a report by property consultant Jones Lang LaSalle.

A good number of seniors today are independent, financially stable, well-travelled, socially connected, and as a result have well developed thoughts of how they want to spend time after retirement, it said.

There are around 30 senior living projects in cities like Kochi, Chennai, Coimbatore, Bangalore, Pune, Goa, Kolkata, Hyderabad, Mumbai, Bhopal, Jaipur, Delhi, Nagpur and Punjab.
Some of the prominent players in this sector are Paranjpe Schemes, Ashiana Housing, Clover Builders, Max India Group which entered the segment through its Antara Senior Living project and Tata Housing.

Tata Housing recently announced Rs 1,200 crore investment for developing houses specially designed for senior citizens.

According to JLL, majority of these developments have 50-100 units in the form of residential complexes, with larger ones having over 400 units.
The units vary from 1-3 BHK units, villas and studio apartments with sizes range from 500-2,500 sq ft super built-up (saleable) area. Prices of these apartments vary from Rs 25 lakh to Rs 1 crore.

"Seniors in the country are typically taken care of by their children or family members. But now, with the younger generation travelling to different parts of the country and abroad a large segment of seniors today are staying alone," Disha Direct managing director and CEO Santosh Naik told PTI.

Insecurity, loneliness, restricted ability for physical work and daily chores and lack of quality health and geriatric care are some of the issues the aged often face, he said

Real estate players wake up to digital media to boost sales

From setting up branded channel that showcase walkthroughs of upcoming projects, to hiring social media firms, players such as , and Adani are joining the marketing bandwagon in a bid to strengthen sales.

Not only are the developers finding digital media cost efficient but also increasingly effective in enhancing conversion rates.

So on one hand while Tata Housing saw over 10 bookings in first few hours of going live, Godrej Properties finds 20 per cent of its sales coming from online play.

"The internet is influencing consumer behavior as 7 out of 10 buyers know the exact brand and model they want to buy with the help of online research, says a study by Google India. Following the success of both Great Online Shopping Festival and National Home Buying Day - where we both the marketing of the sale, and the transaction itself, were conducted purely online - we plan to add several more to the calendar, providing consumers more frequent avenues for accessing quality homes. This is emerging as an exciting option to target HNI's and NRI's," says Brotin Banerjee, CEO and MD, Tata Housing.

The developer recently found success in the three-day 'Great Online Shopping Festival' where Google in association with Tata Housing offered prospective buyers of houses and encouraged them to book a flat or apartment by the company. Moreover, Tata Value Homes (TVHL), a 100 per cent subsidiary of Tata Housing recently received over 200 applications online within three hours on the National Home Buying Day.

For Godrej Properties as well, the number of online enquiries for its projects has more than doubled over the past few months.

"We use digital media to build communities of like-minded individuals, without an overt brand presence. This allows for a lot of creative flexibility and the ability to co-create products by crowd-sourcing trends and preferences. We also use it to convey transparency and are probably the first real estate brand in the country to have branded youtube channel, which has sets dedicated to walkthroughs, news about the brand and project updates," says Girish Shah, Executive Vice President (Mktg & Sales), Godrej Properties Ltd.

The developer not only runs contests on Google +and LinkedIn to connect with diverse customers, but also has integrated IP-based calling that is connected to our call centre that is trained to handle specific campaign-related enquiries. If that is not enough, developers have also begun taking help of professional digital media marketing firms for enhancing their web presence.

"In the recent times, a number of our new client acquisition have been from the real estate industry. Developers this year have found it hard to continue business only through the offline media platform and have, hence, begun outsourcing their digital media activities to firms like us to enhance their web presence and bring in increased conversions," said Advit Sahdev, chief executive officer, ODigMa, a Bangalore-based digital marketing firm.

What also has been attracting real estate developers to the platform is the cost efficiency.

"Digital media tends to cost us one tenth of the conventional print and outdoor platforms and yet bring in at least 40-45 per cent conversions which is only growing. Also, there are lot of leakages in the conventional platform whereas the digital platform can be used to focus only on the target consumers. We have seen that out of 10 people using digital platform for our projects, nine have come to see the product," says Dipesh Roy, vice president (marketing) Adani Township and Real Estate Company

Real estate agent marketing using social media and content marketing

Using a combination of real estate property development website for every property that is for sale and content marketing, creates wide exposure for real estate for sale.

Real estate agents will fulfill their obligations to sellers if they make an aggressive effort to reach more potential buyers.The local real estate agent is a vital part of real estate marketing but their role is largely processing the listing, conducting open house inspections and submitting details to sites that will often do their marketing job for them.

Experience as a real estate sales person at Ray White, confirms in my mind that vendors are the major beneficiaries when agents spend more time on marketing using social media and content marketing to sell real estate.

The traditional list, put a sign up and wait sales approach will work sometimes. It is not long ago that enough buyers to get average results came from the next street or from family members of people who already live in an area. Agents simply had to put business cards in letter boxes inviting the neighbourhood to auctions or open house inspections. Some agents were able to boast about fast sales that they made in this way but in reality, the vendor may well have been able to sell at a higher price if more people were exposed to advertisements for the property.

Social media, content or context text marketing techniques enable real estate agents to write in great details about properties that they want to sell. This is in some ways, more effective than entering vital stats and technical information like number of bedrooms and bathrooms to the real estate search sites that dominate the Internet.

Every property has a story. There might be an interesting past owner, good design, investment property potential, negative gearing options or it could be renovator's delight that will enable first time buyers to get into the property market. These nuances are missing from property search engine listings.

Agents should write about their property listings and put them into to the news. The next buyer could well be on a different continent instead of around the corner. Real estate content marketing is a valuable new part of the property marketing mix. Videos can be embedded in the news, more images can be included and sales person biographies and success stories can be helpful to other vendors considering using an agent. Similarly vendors will be able to see online proof that their agent is giving the public the best information on their property.

Agents should consider using an online newsroom for their listings that will contain news, image galleries, their success stories and a dedicated website for their listings. They should then consider getting the @news@ about their properties online.

Here is an example of a property website and the supporting news story that drives vendor and buyer interest to an agent's day to day work. You can't do all that in a high cost property database upload. Social media that takes over the role of sending the listing viral to target audiences using links to the news article and the website created just for the one property being promoted.

In fact, a Fidelity Investments' study of millionaires last year found that 42 percent of them don't feel wealthy and they would need $7.5 million of investable assets to start feeling rich.

This isn't a how-to on the accumulation of wealth from a lifetime of saving and pinching pennies. This is about generating multimillion-dollar wealth and enjoying it during the creation process. To get started, consider these seven secrets of multimillionaires.

No. 1: Decide to Be a Multimillionaire -- You first have to decide you want to be a self-made millionaire. I went from nothing—no money, just ideas and a lot of hard work—to create a net worth that probably cannot be destroyed in my lifetime. The first step was making a decision and setting a target. Every day for years, I wrote down this statement: "I am worth over $100,000,000!"

No. 2: Get Rid of Poverty Thinking - There's no shortage of money on planet Earth, only a shortage of people who think correctly about it. To become a millionaire from scratch, you must end the poverty thinking. I know because I had to. I was raised by a single mother who did everything possible to put three boys through school and make ends meets. Many of the lessons she taught me encouraged a sense of scarcity and fear: "Eat all your food; there are people starving," "Don't waste anything," "Money doesn't grow on trees." Real wealth and abundance aren't created from such thinking.

No. 3: Treat it Like a Duty - Self-made multimillionaires are motivated not just by money, but by a need for the marketplace to validate their contributions. While I have always wanted wealth, I was driven more by my need to contribute consistent with my potential. Multimillionaires don't lower their targets when things get tough. Rather, they raise expectations for themselves because they see the difference they can make with their families, company, community and charities.

No. 4: Surround Yourself with Multimillionaires - I have been studying wealthy people since I was 10 years old. I read their stories and see what they went through. These are my mentors and teachers who inspire me. You can't learn how to make money from someone who doesn't have much. Who says, "Money won't make you happy"? People without money. Who says, "All rich people are greedy"? People who aren't rich. Wealthy people don't talk like that. You need to know what people are doing to create wealth and follow their example: What do they read? How do they invest? What drives them? How do they stay motivated and excited?

No. 5: Work Like a Millionaire - Rich people treat time differently. They buy it, while poor people sell it. The wealthy know time is more valuable than money itself, so they hire people for things they're not good at or aren't a productive use of their time, such as household chores. But don't kid yourself that those who hit it big don't work hard. Financially successful people are consumed by their hunt for success and work to the point that they feel they are winning and not just working.

No. 6: Shift Focus from Spending to Investing - The rich don't spend money; they invest. They know the U.S. tax laws favor investing over spending. You buy a house and can't write it off. The rich, in contrast, buy an apartment building that produces cash flow, appreciates and offers write-offs year after year. You buy cars for comfort and style. The rich buy cars for their company that are deductible because they are used to produce revenue.

No. 7: Create Multiple Flows of Income - The really rich never depend on one flow of income but instead create a number of revenue streams. My first business had been generating a seven-figure income for years when I started investing cash in multifamily real estate. Once my real estate and my consulting business were churning, I went into a third business developing software to help retailers improve the customer experience.

Lastly, you may be surprised to learn that wealthy people wish you were wealthy, too. It's a mystery to them why others don't get rich. They know they aren't special and that wealth is available to anyone who wants to focus and persist. Rich people want others to be rich for two reasons: first, so you can buy their products and services, and second, because they want to hang out with other rich people. Get rich -- it's American.
