Cidco may put redevelopment plan on agenda at meet today

NAVI MUMBAI: The City and Industrial Development Corporation (Cidco) is contemplating putting a new redevelopment plan on the agenda at the board meeting on Wednesday. Cidco, sources said, has worked out a new model for redevelopment and may grant a minimum of 30 sq m and a maximum of 80 sq m of extra carpet area for leaseholders of old and dilapidated buildings.

The redevelopment plan, however, is not on the agenda of the meeting.

"We have not listed it, but it can always be put in at the last minute," a highly-placed source said.

The issue of redevelopment of old and dilapidated buildings has been political currency for both the Congress and the NCP. The civic body, under the control of NCP, has already forwarded its general body decision to grant 2.5 FSI for redevelopment in its jurisdiction. Sources said Cidco too wanted to get on board with the redevelopment issue and will be hoping to have a uniform policy in place soon.

"We would like to have a uniform policy in the city for both Cidco and NMMC areas. As the civic body has submitted its plan to the urban development department, and it is unclear whether any decision had been taken, the issue gains importance as we can still come up with a joint plan," said the source.

The source added that in case, NMMC's plan has been discussed and the civic body has spoken to builders, then Cidco buildings in the civic body's jurisdiction will follow the town planning authority's plan. Buildings that are less than 30 years old but have suffered damage and are certified by a structural audit, qualify for redevelopment. Other buildings that are over 30 years can approach Cidco with a redevlopment resolution from their societies. The town planning authority will take a cut from the profit but the percentage is kept flexible, sources said.

The plan may, however, clash The topic has long been a poll issue and the announcement of redevelopment projects may clash with the model code of conduct to be put in place by the Election Commission. But Cidco honchos are not worried.

"Permission for the redevelopment plans can be sought, in case a decision needs to be taken," the source pointed out.

Sources said Cidco too wanted to get on board with the redevelopment issue and will be hoping to have a uniform cohesive policy in place soon.

The town planning authority will take a cut from the profit but the percentage is kept flexible, sources said.
